Using this site doesn’t create an agency relationship

This is the most important thing on the page, so it goes first.

Browsing this site, submitting the contact form, booking a call, requesting a home value estimate, or trading emails and texts with me does not make me your real estate agent and does not create any fiduciary or agency duty. Under Minnesota law, that relationship begins only when you and I sign a written representation agreement — a buyer representation agreement or a listing agreement — and it’s governed by the terms of that document, not this one.

Until then, treat anything I say as general information from a knowledgeable stranger, not as advice given on your behalf. And please don’t send confidential details — your top price, your bottom line, your motivation to move — before we’ve made it official.

Information, not advice

Everything on this site — market snapshots, neighborhood guides, buying and selling process pages, blog posts, event content — is general education. It isn’t legal, tax, accounting, financial, insurance, appraisal, engineering, or construction advice, and it can’t account for your particular situation.

Before you commit to anything with real money attached, talk to the right licensed professional: an attorney, a CPA, a lender, a licensed inspector, an appraiser. Part of my job is telling you when you need one of those people, and I’d rather do that than have you rely on a web page.

Property listings and MLS data

Listing information shown on or linked from this site comes from the MLS and other third-party sources. It is deemed reliable but not guaranteed. Prices, availability, square footage, lot lines, taxes, school assignments, HOA details, and property condition all change — sometimes hourly — and errors and omissions happen.

Nothing here is an offer to sell or a solicitation to buy any specific property. Verify anything that matters to your decision independently, and never waive an inspection because a listing sounded thorough.

The “Search Homes” link takes you to a separate MLS-powered portal hosted on another domain. That platform has its own terms of use and privacy policy, and your use of it is governed by those, not by this page.

Home value estimates

The “What’s My Home Worth” tool is an automated valuation model powered by Homebot. It’s genuinely useful for tracking equity over time, and it is not an appraisal, not a comparative market analysis, and not a price I’m recommending you list at.

An algorithm can’t walk your basement, notice the new kitchen, or price the fact that your lot backs onto a park. Automated estimates can be off by a wide margin, particularly on unusual properties or in thin markets. Use it as a starting point, then call me for the real number — that part’s free.

Testimonials and past results

Client testimonials reflect those clients’ individual experiences and aren’t a promise of what will happen for you. Sold-price outcomes, days on market, and negotiation results depend on the property, the timing, and the market — none of which any agent controls. Where the site displays sample or placeholder content while real reviews are being collected, it is labeled as such.

How you may use the site

You’re welcome to browse, save, print, and share pages for your own non-commercial use. You may not:

• Scrape, crawl, harvest, or bulk-copy listing data or site content
• Republish content or photography as your own, or use it in a competing service
• Submit false information, impersonate someone, or use the forms to send spam or solicitations
• Attempt to break, probe, overload, or gain unauthorized access to the site or its systems
• Upload anything malicious, or anything unlawful, harassing, or discriminatory
• Use the site in any way that violates fair housing law or real estate license law

I can restrict or block access if any of that happens.

Content you submit

Anything you send through a form or review stays yours — but you’re giving me permission to use it for the purpose you sent it, and to publish testimonials or reviews you’ve offered, with attribution as you provided it. Ask me to take a testimonial down and I will. You’re confirming you have the right to send whatever you send.

Intellectual property

The design, text, photography, video, and graphics on this site are owned by me or licensed to me and are protected by copyright. Listing photographs are typically owned by the photographer, the listing brokerage, or the MLS and are displayed under license — they aren’t free to reuse.

Valid claims get the material removed promptly.

This site links to and embeds services I don’t control — the MLS search portal, Homebot, Calendly, Google Maps, and social platforms among them. Those links aren’t endorsements, and I’m not responsible for their content, availability, accuracy, or practices. When you use one, their terms apply.

By contacting me through this site or giving me your phone number, you consent to receive email, calls, and text messages about real estate. Message and data rates may apply; reply STOP to any text to opt out, or use the unsubscribe link in any marketing email. You also agree that electronic communications and signatures satisfy any legal requirement that something be in writing.

Limitation of liability

To the fullest extent permitted by Minnesota law, neither I nor my brokerage is liable for indirect, incidental, special, consequential, or punitive damages — including lost profits, lost opportunities, or lost data — arising from your use of this site or your reliance on its content, even if the possibility was known. Where liability cannot be excluded, it is limited to one hundred dollars (USD 100).

Nothing here limits any duty I owe you under a signed representation agreement, or any liability that Minnesota law does not permit to be limited.

Indemnification

If your misuse of this site, or your violation of these terms or of someone else’s rights, leads to a claim against me, you agree to cover the resulting losses, costs, and reasonable attorneys’ fees.

Governing law

These terms are governed by the laws of the State of Minnesota, without regard to conflict-of-law rules. Any dispute arising out of this site or these terms will be brought in the state or federal courts located in Hennepin County, Minnesota, and both of us consent to that jurisdiction. If a court finds any provision unenforceable, the rest stays in force.

Changes

I may update these terms as the site or the law changes. The date at the top tells you when it last happened, and continuing to use the site after an update means you accept the current version.
