Who this policy covers

This policy applies to jessecarlson.com and to the ways I communicate with you as a result of your visit — email, phone, and text.

“I,” “me,” and “my” refer to Jesse Carlson, a licensed REALTOR® in the State of Minnesota (License #40719830), practicing with GJG Residential · Grant Johnson Group, powered by REAL Broker. My brokerage is a separate company with its own privacy practices, and it also receives your information once a transaction begins. This policy covers what I do with your information; it does not replace or override the policies of REAL Broker, the Grant Johnson Group, or any lender, title company, or MLS you interact with.

Information you give me directly

Everything in this section is voluntary. You choose to type it in, and nothing on this site requires it just to read a page.

The contact form

My contact form asks for your first and last name, email address, phone number (optional), what you’re interested in — buying, selling, both, a home value estimate, or just exploring — and whatever you write in the message field. Submissions are filtered for spam, delivered to my email, and stored in the site’s form records. I use them to reply to you. That’s it.

Booking a consultation

The “Book a Consultation” links hand you off to Calendly, which collects your name, email, the time you pick, and any answers you give its questions. Calendly holds that data on its own systems under its own privacy policy, and sends me the booking details.

Home value estimates

The “What’s My Home Worth” tool is powered by Homebot. When you use it you’re giving Homebot your property address and email address so it can build and send you a recurring home value and equity report. Homebot processes that information on its own platform and shares the resulting report and your contact details with me as the sponsoring agent. If you’d rather not receive the reports, every Homebot email has an unsubscribe link, or you can email me and I’ll remove you.

Property search

The “Search Homes” link takes you to an MLS-powered search portal hosted on a separate domain by the Grant Johnson Group. Anything you do there — searches you run, listings you save, an account you create — is collected by that platform and the MLS behind it, under their terms, not this site’s. Listing data shown through IDX feeds is provided by the MLS and is deemed reliable but not guaranteed.

Favorites and comparisons

This site does not offer public account registration, so there is no profile here holding your history. If you favorite a listing or add one to a comparison, that choice is stored in your own browser and disappears when you clear your browsing data.

Events

If you RSVP to a client event or open house, I collect your name, contact details, and headcount so I can plan the event and follow up afterward.

Once we’re working together

An active transaction requires far more than a web form does — identification, employment and income details, lender pre-approval, bank and asset information, property addresses, and signed agreements. That information is collected through my brokerage’s transaction and e-signature systems, held under my broker’s supervision, and used only to complete your transaction and satisfy real estate license law. It is never collected through this website.

Information collected automatically

Like nearly every website, this one records some technical information whenever a page loads:

• Your IP address and rough geographic region
• Browser type, operating system, and device type
• Which pages you viewed, in what order, and for how long
• The site or search that referred you here
• Date and time of your visit

This is aggregate, not personal — I use it to understand which neighborhoods and pages people actually care about, and to keep the site secure and working. I don’t try to identify individual visitors from it.

Cookies and tracking

Cookies are small files a site stores in your browser. This one uses them to keep things functioning — remembering a favorited listing, a comparison you started, or a form you’ve already submitted — and to keep the site secure.

You can block or delete cookies in your browser settings. Essential cookies aside, nothing here breaks if you do; some conveniences just stop being convenient. Because there is no industry-wide standard for honoring browser “Do Not Track” signals, this site does not currently respond to them.

Third-party tools embedded here

Several parts of this site are provided by outside companies, and each one may set its own cookies and collect its own data when it loads:

• Homebot — the home value and equity tool
• Calendly — consultation scheduling
• Google Maps — the service area map on the contact page
• YouTube, Instagram, Facebook, LinkedIn, TikTok, and Zillow — embedded content and profile links
• My website host — server logs, security, spam filtering, and email delivery

I don’t control what these companies do with what they collect. If that matters to you, read their privacy policies directly.

How I use your information

• To answer your question or return your call
• To send listings, market updates, or home value reports you asked for
• To schedule and prepare for consultations and showings
• To represent you in a purchase or sale, once you’ve hired me in writing
• To invite you to events and, occasionally, to stay in touch after closing
• To improve the site and understand which content is useful
• To meet my obligations under Minnesota real estate license law and my broker’s supervision requirements

I do not sell your personal information, and I never have. I don’t rent, trade, or hand off contact lists to unaffiliated companies for their own marketing.

When your information is shared

There are only a handful of situations where anyone else sees it:

• My brokerage. REAL Broker and the Grant Johnson Group supervise my work and hold transaction records as required by law.
• Service providers. The companies listed above that run the site, the forms, the scheduling, and the email — each only gets what it needs to do its job.
• Transaction partners, with your go-ahead. Lenders, title and escrow companies, inspectors, appraisers, photographers, contractors, and the agent on the other side of the deal. During an active transaction some of this sharing is simply how a closing works.
• The MLS and public record. If you list a property with me, its details and photographs are published to the MLS and syndicated to public real estate portals. That’s the point of listing it — but it means the property information becomes public and largely permanent.
• When the law requires it. Subpoenas, court orders, regulatory or license investigations, or to protect someone’s safety or my legal rights.

Calls, texts, and email

When you give me your phone number, you’re agreeing that I may call or text you about real estate — your search, your listing, a showing, or a question you asked. Real estate moves fast and a text is usually the fastest way to reach you. Message and data rates may apply, and message frequency varies with how active your search or sale is.

To stop texts, reply STOP to any message. To stop marketing emails, use the unsubscribe link at the bottom of any of them. To stop everything, email me and say so — I’ll take care of it, no awkwardness required.

Your choices and rights

Whatever state you live in, you can email me and ask to:

• See what information I hold about you
• Correct anything that’s wrong
• Delete your information, except records I’m legally required to keep
• Stop receiving marketing of any kind
• Get a copy of your information in a portable format

I’ll respond within 45 days and won’t treat you differently for asking. I may need to verify your identity first — for obvious reasons, I’m not emailing someone’s file to whoever asks for it.

Residents of California, Colorado, Connecticut, Virginia, and other states with comprehensive privacy laws have these rights by statute, including the right to opt out of the sale or sharing of personal information — which, again, is a right you’ll never need to use here, because I don’t do it. If you’re visiting from the EU or UK, my legal basis for processing is your consent, or my legitimate interest in responding to an inquiry you sent me.

How long I keep things

Inquiries that don’t turn into anything are kept while there’s a reasonable chance you’ll follow up, then deleted. Transaction records are a different story: Minnesota real estate license law and my broker’s policies require them to be retained for a set number of years after closing, and I can’t delete those on request. Analytics data is retained in aggregate.

Security

This site runs over an encrypted connection, and sensitive transaction documents move through my brokerage’s secured platforms rather than plain email. Access is limited to people who need it. That said, no system is perfect, and I won’t pretend otherwise.

Children

This site is meant for adults and isn’t directed at children under 13. I don’t knowingly collect their information. If you believe a child has submitted something here, email me and I’ll delete it.

Fair housing

I follow the Fair Housing Act and the Minnesota Human Rights Act. I do not use the information collected here to steer, screen, target, or exclude anyone on the basis of race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, marital status, public assistance status, or any other protected characteristic. Every client gets the same service.

Links to other sites

When you follow a link off this site — to the MLS search portal, a mortgage calculator, a social profile — you’re on someone else’s property, under their rules. I’m not responsible for their content or their privacy practices.

Changes to this policy

If tools change or the law does, I’ll update this page and move the date at the top. Meaningful changes get more than a quiet edit — if you’re an active client, you’ll hear from me directly.
